​1.  Knowing what you can afford will help you save time by viewing homes that are in your budget.  It is always a good idea to have a mortgage pre-approval in place.  

2.  Home inspectors know what to look for and can help you avoid any unexpected costs in the home.  Have a home inspection!  

3.  In addition to your deposit, you will have closing costs and land transfer taxes to pay.  It is recommended to have at least 2% of the purchase price for additional closing costs. Be sure to have the money available for your closing costs.
